Home Addition Construction Progress

Our team recently completed another walkthrough to review the entire project and prepare for the next phase of construction.

The site has been organized with extra building materials stacked neatly, creating a safer and more efficient work area. Keeping a clean job site not only improves workflow but also helps protect materials from damage throughout the construction process.

Several major milestones have already been completed, and additional exterior work is scheduled in the coming days.

Framing Inspection Successfully Completed

One of the most important stages of any home addition is the framing inspection.

This project has successfully passed its framing inspection, confirming that the structural framing meets building code requirements before insulation and drywall installation begin.

Inside the garage, temporary framing is currently in place while we prepare to install fire-rated drywall. Additional blocking will also be installed across the upper section to meet code requirements and provide proper structural support.

Passing inspections on schedule helps keep the project moving efficiently while ensuring long-term safety and quality.

Exterior Improvements Continue

Over the next phase of construction, several exterior components will be installed, including:

  • New gutters
  • New downspouts
  • New entry door
  • Garage door installation
  • Exterior lighting
  • Bay window completion

These improvements will not only enhance the home’s appearance but also improve drainage, energy efficiency, and overall functionality.

Upgrading the Electrical Service

As part of this renovation, the home’s electrical service is being upgraded to a new 200-amp electrical panel.

A larger electrical service provides additional capacity for today’s appliances, HVAC equipment, lighting, and future home improvements. The electrician is also completing several remaining punch-list items before the project advances to the next phase.

Electrical upgrades are often an important part of larger home additions and kitchen remodeling projects because modern homes typically require significantly more power than older electrical systems were designed to handle.

Addressing Drainage and Foundation Stability

Proper water management is one of the most important parts of any home addition.

During construction, our team identified an area where additional grading will help improve drainage around the home. More soil will be added to direct water away from the foundation after construction is complete.

We also encountered an area of overdig near the garage foundation. Rather than leaving the concrete unsupported, we’ll stabilize the slab using polyurethane foam injection. Small holes are drilled into the concrete before the expanding material lifts and supports the slab, helping prevent future settling.

Taking the time to address these issues now helps protect the home’s foundation for years to come.

HVAC and Utility Updates

Additional upgrades include:

  • New air conditioning unit installation
  • Electrical service improvements
  • Utility punch-list completion
  • Exterior lighting installation

Coordinating these systems during construction allows each trade to complete its work before interior finishes begin.

What's Next?

As construction continues, the next major milestones include:

  • Garage door installation
  • Entry door installation
  • Gutter installation
  • Fire-rated drywall installation
  • Interior framing completion
  • Stair construction
  • Final grading and drainage improvements

Each completed phase brings this home addition and kitchen remodel closer to becoming a fully finished living space designed to serve the homeowners for many years.

Most home additions take several months depending on the size of the project, inspections, weather, material availability, and the complexity of electrical, plumbing, and structural work.

A framing inspection verifies that the structural framing complies with local building codes before insulation and drywall are installed. Passing this inspection is a key milestone in every addition.

A 200-amp electrical service provides additional electrical capacity for modern kitchens, HVAC systems, appliances, electric vehicle chargers, and future home improvements.

Properly installed gutters and downspouts help direct rainwater away from the foundation, reducing the risk of erosion, basement leaks, and water damage.

Polyurethane concrete lifting uses expanding foam injected beneath concrete slabs to raise and stabilize settled areas without removing and replacing the concrete.

A well-designed home addition can significantly increase usable living space and may increase resale value, especially when it includes functional areas like kitchens, family rooms, or garages.

Proper grading helps move water away from the home’s foundation, reducing the likelihood of standing water, foundation settlement, and moisture-related issues.
